Monroe Residential Partners (MRP) is a full service multifamily development and investment firm based in Chicago, Illinois. With a combined 70 years of experience specializing in the multifamily industry, the principals of the MRP have completed the acquisition, development and redevelopment of over 30,000 apartments and condominiums.

Monroe Residential Partners focus on the development of boutique-style, luxury apartment communities in Transit-Oriented (TOD) locations of Chicago’s downtown and surrounding suburbs. Each development is strategically positioned to offer a high-quality, intimate living experience for renters that appreciate spending slightly less on amenities that they may or may not use. MRP communities offer close proximity to public transportation, the conveniences of shopping, nightlife and employment, and are situated in bustling neighborhoods. We strategically deliver well-appointed living spaces at rents that are more affordable than comparable apartments in larger, fully “amenitized” buildings.

MICHAEL L. OBLOY
PRINCIPAL

Michael co-founded Monroe Residential Partners. He is responsible for the company’s acquisitions, development, and construction management activities.

Michael brings 18 years of direct real estate experience to MRP. During his career, he has led the acquisition, development, construction, management, and sales of over 1,000 residential units, with a value in excess of $325M. He has built and led acquisition, development, construction, and sales teams, and implemented operational platforms that reduced costs, increased efficiencies, and streamlined workflow. He has extensive experience managing the successful execution of multiple projects simultaneously. More recently, Michael was Principal and Operating Officer at Hyperion Homes LLC (now Home Partners of America) where he was responsible for developing and leading sourcing and acquisitions activities, establishing an operating platform that acquired over 200 single family homes in 4 markets across the county.

Michael holds a Bachelor’s degree in Business Management from DePaul University and was recognized by the Department of Management for Outstanding Achievement in Real Estate Management. He is a Board Member of the City of Chicago Chapter of the Home Builders Association of Greater Chicago (HBAGC) and previously held positions on its Executive Committee and Regional Board of Directors.  Michael is also a member of the ELY Chapter of Lambda Alpha International, an honorary society for the advancement of land economics.

ANDREW A. FRIESTEDT
PRINCIPAL

Drew brings 20 years of real estate development and hands-on business operating experience to his role at Monroe Residential Partners. He has developed over $1B of real estate across all asset classes, ranging from large mixed-use developments to regional malls.

Before founding Monroe Residential Partners , Drew was Chief Operating Officer at Centrum Properties, one of Chicago’s largest development companies. In addition to his operational responsibilities at Centrum, he managed the design, development, entitlement, and financing of the Roosevelt Collection, a $750 million mixed-use development in Chicago’s South Loop. From 1996 to 2006, he worked at General Growth Properties, Westfield Group, Kravco Company and Lucent Technologies where he managed the development and expansion of regional malls, office buildings, and manufacturing facilities exceeding $400 million in value.

Drew holds a BS in Construction Management from Arizona State University and an MS in Real Estate Development from the Massachusetts Institute of Technology.

GARY T. KACHADURIAN
PRINCIPAL

Gary Kachadurian has over 30 years of real estate experience specializing in land and asset acquisition, construction, development, financing, and management.  Mr. Kachadurian was formerly Chairman of ARA, the nation’s largest privately owned multihousing investment advisory company.  Prior to that he was a Senior Managing Director for Global Business Development for Deutsche Bank Real Estate where his responsibilities included international fund development. He was also a senior member of the Policy Committee of RREEF, a leading pension fund advisor, in addition to being a member of RREEF’s Investment Committee for 14 years.  He was in charge of RREEF’s National Acquisitions Group and Value-Added and Development groups and also had oversight in the acquisition and management of  RREEF’s 24,000 unit apartment investment portfolio.  Prior to joining RREEF, he was the Midwest Regional Operating Partner for Lincoln Property Company, developing and managing apartment communities in Illinois, Indiana, Wisconsin, Kansas and Pennsylvania.

Mr. Kachadurian was formerly a founding Board member of the Chicago Apartment Association, was formerly Chairman and now serves on the Executive Committee of the National Multi Housing Council, and has served as Board Member of the Multifamily Council of the National Association of Home Builders and the Multi Family Council of the Urban Land Institute.  He is also an Advisor to Waypoint Residential,  a vertically integrated real estate investment manager specializing in apartment communities.  Mr. Kachadurian is also a Director of the KBS/Legacy REIT and a member of the Board of Bluerock Residential (BRG), Conor Commercial Real Estate, as well as a Director of Pangea Properties.  He is Chairman of the Village Foundation, is on the Advisory Board of the Yellowstone Park Foundation and the Advisory Board of Cure Violence and is a member of the Urban Land Institute.  Mr. Kachadurian received his B.S. in Accounting from the University of Illinois.

DAWN EVANS
Controller

Dawn brings over 18 years of real estate finance and accounting experience to her role as the Controller for Monroe Residential Partners. She manages all accounting, reporting and financial aspects for the company and its portfolios.

Before starting her career at Monroe Residential Partners Dawn was a Vice President, Senior Fund Account Manager at BNY Mellon. Dawn started her career on Wall Street working for JP Morgan in their Financial Control Outstanding Division where she became an Accounting Officer.  After relocating back to her hometown Chicago she worked for Ernst & Young Kenneth Leventhal Real Estate Group as a Senior Auditor. Having a desired to continue her work in real estate finance and accounting she obtained a position at RREEF (Rosenberg Real Estate Equity Funds), which was later acquired by Deutsche Bank, and therefore became a part of their Deutsche Asset & Wealth Management Real Estate Investment Group. At Deutsche Bank Dawn was responsible for the financial affairs of 1 REIT with assets in excess of $565 million and 5 separate account funds with assets in excess of $1 billion.  After working at Deutsche Bank for over 15 years the fund finance team at Deutsche Bank was acquired by BNY Mellon. At BNY Mellon Dawn was responsible for leading a team of fund accountants in all aspects of the day to day activities for the fund administration of a REIT and various separate account funds with assets in excess of $2 Billion.

Dawn holds a BS degree in Accounting from Hampton University, and an MBA with a concentration in Real Estate Finance from Roosevelt University.

Jeremy E. Reis
General Counsel

Jeremy is a principal in the law firm Ruttenberg Gilmartin Reis LLC.  Jeremy has a wide range of expertise, including residential and commercial acquisitions and dispositions, development and real estate based corporate matters.  In his role as General Counsel to Monroe Residential Partners, Jeremy is an advisor and provides legal guidance in all matters to Monroe Residential Partners.

MARSHA DILLINGHAM
Staff Accountant

Marsha Dillingham is a Staff Accountant at Monroe Residential Partners and works on monthly bookkeeping which includes accounts payable and receivable billing activities, draw packages for development properties, and financial statements.  Marsha is proficient in QuickBooks and Yardi accounting software.  She has over 15 years of experience in accounting.  Marsha received her Associates Degree in Accounting from Valdosta Technical College.

Senior Accountant

Max R. Morales is a Senior Accountant for Monroe Residential Partners, and brings over 15 years of real estate finance and accounting experience to his role.  He handles the Company’s Residential Portfolio and works closely with Property Management.  Before starting his career at Monroe Residential Partners Max studied Accounting and Computer Science at DeVry University, and has worked with Chicago Housing Authority & Hispanic Housing handling their Public Housing Portfolio as well as with Newcastle LLC overseeing their Private Residential Portfolio.  Max is fluent in Spanish and experienced in various industry leading property accounting software & technologies.

JUDSON CHRISTENSEN
Project Manager

Judson joined 3F construction in 2017 and is responsible for project management and execution. Judson has managed construction for developers, large general contractors, and a Chicago-based property management company. His projects have included everything from residential renovation contracts to light commercial developments, managing portfolios that range widely in size and scale. The bulk of his experience, however, has come from his time serving as the Director of Operations for Renovations Delivered, LLC. Starting as the company’s first multifamily Project Manager, he eventually grew into the position that had him overseeing all construction operations in the company’s Detroit, Indianapolis, and Chicago regions. Having worked with several of the largest REITs and other institutional investors to the Midwest multifamily market on both the ownership and service side, he has focused a tremendous amount of effort on developing a systematic process that allows for programmatic work to succeed on time and on budget. From estimating and scheduling platforms all the way through warranty work processing, the innovative and transparent practices he has adopted have enabled him to be awarded and subsequently oversee the successful completion of well over 1300 unit renovations in excess of 1,000,000 sq ft.

Judson holds a BA in Pastoral Studies and Intercutural Ministry from Moody Bible Institute in Chicago, IL.

Emmanuel Zavala
Director of Property Management

Emmanuel brings over 7 years of real estate development and management experience to his role at Monroe Management. He is responsible for property management, budgeting, and implementing all management policies and procedures.

Before joining Monroe Residential Partners, Emmanuel was a Community Manger at First Community Management, a condominium management company in Chicago. He was responsible for budgeting, capital project management, and communications for the portfolio of 10 communities. Prior to that Emmanuel was a Portfolio Rental Property Manager at Kass Management services, a property management company in Chicago. He was responsible for budgeting, management, collections, and leasing of 350 unit portfolio.

He is a licensed Community Association Manager and Real Estate Broker in the State of Illinois. Emmanuel received his B.S. in Real Estate and Finance from DePaul University.
